What’s included in the rent?

The rent includes internet, cable with HBO/HD Channels, trash and sewer. There is a water cap of $15 per resident, per month.

Will my apartment come furnished?

Yes! Your apartment will come sleekly styled with furnishings that are modern yet functional and elegant.

What’s an individual lease?

An individual leases means you are only responsible for your portion of rent. Although you may have roommates that share the common areas of your apartment, you are not financially responsible for them and their names are not on your lease.

Do I need someone to co-sign my lease?

Only the person living in the unit needs to sign the lease. However, if you do not qualify for the credit portion of the application, you will need a guarantor to sign a Guaranty Form.

What’s a guarantor?

A guarantor is someone who guarantees timely payment of your monthly rental installment payments. In the case of student living, a guarantor is usually a parent, guardian, or someone else who is financially stable. We require a guarantor only when the person living in the unit is unable to meet the application’s credit qualifications.

Is there an application fee and/or security deposit?

There is a $50 application fee which covers a background check on the resident and credit check on the guarantor. We also require a surety bond. Contact our leasing office to learn more about pricing and surety bonds.

Do you allow pets?

Sorry, but we don’t allow pets.

Do you offer roommate matching?

Yes! If you don’t have roommates in mind (or enough to fill the units in the apartment of your choice) but want to reserve your spot to live at ARC at Old Colony before it’s too late, we’ve got you covered. We offer a roommate matching program that gives you the opportunity to request who you will live with.

What kind of security does ARC have?

Safety at ARC is our utmost concern, and we provide various security features including 24 hour on-site staff and emergency maintenance, surveillance cameras in all public access areas, and controlled building and apartment electronic key access.

Can I have guests?

Of course! For added security to our community, we require all guests to be signed in with our security desk.

Is there parking?

Although there is no on-site parking, we have secured discounted rates through local parking garages for our residents. Ask a Leasing Professional for more details.

Can anyone access the amenities?

No. We ensure only you and your guests are frequenting the amazing amenities we have to offer at ARC.

What if I have a maintenance request?

Work orders can be entered 24/7 through our resident portal. Our on-site maintenance team is dedicated to resolving any maintenance issues quickly and conveniently.
